Services provided by Mid Atlantic Property Inspection Services
Pre-Inspection Review
We offer this service to help you know what you need to correct before a Lead Paint Inspection is conducted.
An accredited Lead Paint Inspector will meet you at your property and inspect the exterior and the interior. Recommendations will be made to correct any deteriorating, chipping, peeling or flaking painted areas prior to a Full-Risk Reduction Inspection.
Lead Paint Inspections
An accredited Lead Paint Inspector will conduct a Full-Risk Reduction Inspection. Inspectors will first be looking for any chipping, peeling or flaking paint on the exterior and interior of the property.
Other than the rental property, the exterior inspection includes any structures, fence, clothes-line poles and the ground within 75 feet of the rental property, or to the property’s boundary line.
The interior must also be clean and dust free including, but not limited to, the tops of window frames, door frames, doors, tops of ceiling fans, inside cabinets, under radiators and claw-foot bath tubs.
Upon a successful visual inspection, at least one dust sample will be taken from each room. In rooms where there are original windows, two dust samples will be taken. Samples are sent to a certified laboratory for analysis.
We offer FREE services to help our clients understand the lead-based paint laws and put their minds at rest.
