How to Prepare for an Inspection

A visual inspection of the exterior and interior will be performed before any dust samples will be taken.

Picture
Exterior  All areas on the exterior of the property will be visually inspected for peeling, chipping or flaking paint.  All deteriorating paint must be repaired/painted to pass an inspection.  If you repair the areas of concern by scraping and sanding, keep in mind that you must keep the area wet to prevent lead dust from spreading into the environment.
In conclusion: if it’s been painted it will be visually inspected therefore, make sure it is intact before an inspection.

Interior   The interior of the property will be visually inspected for peeling, chipping or flaking paint. All deteriorating paint must be repaired/painted to pass an inspection.  If you repair the areas of concern by scraping and sanding, you must keep the area wet to prevent lead dust from spreading into the environment.

During the interior inspection of the property, a minimum of 1 dust sample will be taken per room.  In rooms where there are original windows, 2 dust samples will be taken per room from the window well and either the window sill or floor. Dust samples are taken in all rooms regardless if there is a window present.

Cleaning  Once all deteriorated paint has been corrected, cleaning begins.
  • Vacuum all areas of the unit, in general, start high and clean the area down to the floor using a                     HEPA vacuum.
  • Shampoo carpets if necessary.  Thoroughly clean the affected surfaces and areas, start high and clean the area down to the floor.  All floors without carpet must be smooth and clean.  All areas must be free of dust and dirt.
  •  Vacuum the area once more.

Inspection Day
On the day of the inspection,  make sure all areas are dust free and clean.

In rooms where there are original windows, 2 dust samples will always be taken in each room, one from the window well  and either the window sill or floor.   If the windows have been replaced, only 1 dust sample will be taken in each room from either the window sill or floor.

In rooms where there are no windows, a dust sample will be taken from the floor only.  Make sure floors are smooth and free from dust and dirt.
